Frequently Asked Questions
What if I find a Bank owned home that is not finished. Can you help finish it for us?
Absolutely! We are currently finishing homes that are "Bank Owned" so the banks can get them finished and on the market. We can finish and/or fix the home to meet Shryer Homes standard of quality. We gather information, photos, bids of subcontractors and suppliers for you or the bank. Submit our findings and complete the project with the same pride as in our custom built homes. We have worked with three local banks here in the Greater Springfield Area helping them complete or remodel homes and get them back on the market.
| Should I choose a home plan first or a lot?
It is usually easier to choose the lot and subdivision first, and then move to the house plan selection. Different Sub-divisions offer different restrictions, and covenants and it is important to know what these and the yearly dues are and what they include. Nevertheless, if you have your heart set on a particular lot you should move quickly to secure it. Than fit your dream home on the lot keeping in mind the set-back and utility easements. We can help! With this knowing you will get the most use of your improvements to your lot.
| How do I choose a lot?
Think about your lifestyle, surrounding lots, pricing and the type of home that will be built on the lot. Don't forget about schools, shopping, churches, and hospitals. We can help you be assured you won't over or under build for the neighborhood.
| Can you build a home on a lot I already have?
Yes! You've found the perfect location, let us help you pick the perfect house. We are a complete design/build company.
| We have land not in the city, Can you build in other places than Springfield, Missouri?
Yes! We have build custom homes and numerous remodel projects in Rogersville, Nixa, Republic, Springfield, Willard, Ozark, as well as Webster, Green, Christian and Stone Counties here in South West Missouri.
| Are new homes built better than older homes?
According to the National Association of Home Builders, yes. Because of better windows, more efficient heating and cooling equipment, better control of air infiltration, "Green" building, mold control and greater use of insulation, new homes consume half as much energy as homes built prior to 1980. Old homes tend to be drafty and less comfortable.
| I have been looking at existing new homes but cannot find what I like
The market is saturated right now. I'm sure you can find a "bargain" in a home that has been on the market for a long time. Maybe there is a reason? Bad floor plan, inefficient design for utilities, poor construction. It's time to build what you want, Not what the "SPEC" builder thinks you want. In a new house, you can pick your own color schemes, flooring, kitchen cabinets, appliances, custom wiring for TV's, computers, phones and speakers, etc., as well as have more upgrade options. Modern features like media rooms, extra-large closets and extra-large bathrooms and tubs are also more attainable.
| I am thinking of just remodeling my home rather than buying new. I like our location. Does Shryer Homes do remodeling too?
Yes! We will give the same consideration on your remodel as if we were building a new home for you. Our electricians, plumbers, cabinet shops and so forth are the same people we use in our new construction. Advanced construction, insulation, materials and design methods will assure you of the same quality in your remodel. We will help you with the blue-print design, Plot plan, permits and construction supervision.
| When should I apply for a new home loan?
Now! Interest rates are very low again. Lumber and supplies have dropped as well. Subcontractors have lowered their bids to compete in the down-turn market we have now. Building a new home now is perfect timing! If you are secure and confident with your income and job security, lets get busy! We work with three main lenders so the banks will compete for your business!
